What Type of Fees Must I Pay When I Move in My New Apartment

Apartments have a whole host of fees that the majority of most renters must pay before consummating their apartment lease. Application fees, administration fees, security deposits, pet rent and pet deposits are all separate and individual fees set by apartment communities. They all serve their own purpose and are beginning to be commonplace at the majority of apartment communities around the greater Houston area. Note that many times apartments will run specials when they will give concessions on many of the above items in order to secure apartment leases from future renters.
1) An application fee is usually in the neighborhood of $45 dollars or so for individuals. If you are married you can file a joint application fee which is usually set at a discounted amount, compared to filing 2 separate applications. The application fee will provide information for a detailed background check including criminal history and financial information for the purpose of either approving or denying your status.
2) Security deposits are simply a flat fee that apartments require, and this is completely separate from your rent and shouldn’t be confused with any other fees. If your apartment community is damaged in anyway after the termination of your lease; the apartment complex has the right to deduct fees from your security deposit. Most private apartment community will just require 1st and last month’s rent. Public apartment complexes usually require less than that for their security deposit.
3) Administration fees are used to process other paperwork along with any office work that must be completed in your approval process. The majority of apartment communities will charge some sort of administration fee today. However; many communities will waive them as incentives or specials they run from time to time. Administration fees can be in the neighborhood of $125 dollars or so.
4) Pet rent is actually a new fee that is catching on that only pertains to your pet. Many apartment communities are charging your pet a monthly fee to occupy the unit themselves. It is usually near $20 per month. Many of our renters are outraged that fees are charged in this circumstance. But as it becomes more commonplace among luxury apartment communities it probably will gain gradual acceptance.
5) Pet deposits are separate from pet rent and your security deposit. Pet deposits are an additional one time fee you must pay simply for your pet. Sometimes they are refundable and sometimes they are not. Ask your leasing agent for the details. Remember most apartment communities will accept only two pets per apartment home. And if you have 2 pets you will be expected to pay 2 pet deposits. Remember that after you leave your apartment home the apartment community must recondition your apartment. If you have a pet, the process will be a bit more complicated as carpet and rugs must be thoroughly cleaned for the next tenant. Pets have a tendency to damage apartment interiors when they are alone. So be sure to purchase some toys for your beloved animals.
