Before you start searching for your new apartment home there are several items you should be aware of. There are a whole host of fees, including deposits and administration fees the renters should be cognizant of. This can make the whole rental process very frustrating. It’s hard enough choosing particulars including hardwood flooring, what floor will accommodate you, what part of the property you are on, etc. Many times renters will spend countless hours touring a property only to find out their dog will not be allowed to join you on the premises. We have provided a short list that will help you identify what you may be up against before you start the process of searching for and finding you new apartment home.

1) Renter’s who have a felony (and some misdemeanors) will be automatically rejected from nearly almost every apartment community. Renter’s who have a clean record will not want to be living on the same premises as those you have a serious criminal record. Misdemeanors are also causing many renters to becoming rejected. A broken lease is also grounds for immediate rejection. Typically people who don’t show responsibility for paying their rent on time in the past will do it again in the future. It is very important if you have a broken lease on your record that you pay off the amount you owe before attempting to apply to another apartment. There are apartment communities that will accept you if you do have a broken lease appearing on your credit. However, they are usually run down.

2) Apartments have different rules regarding pets. Almost all apartments will accept cats and birds. If you plan on have an aquarium that should be ok too, but depending on how large it is, this may cause problems for you. It always boils down to the size of your dog when bringing your lovable pet with you. Most apartment communities will not accept dogs that are of an aggressive breed. These include Dobermans and German Shepherds etc. Apartments that do accept your dog will next set a weight limit. Don’t worry to much if your pet breaches the limit by a few pounds. However if your pet weighs 50 pounds and the limit is 25 pounds, you will be turned away. Many apartments will also require your pet be of a certain age. Puppies are prone to make messes.

3) Then there are the issue of apartment deposits and fees. Ask your leasing agent what fees are applicable to you. These will included security deposits, administration fees, pet rent, application fees etc.
